4 point- Generally, a 4-point inspection is a quick evaluation of the property which covers, electrical (interior panels), HVAC, plumbing and roof systems. These inspections are typically requested by insurance companies. However, you might get a request from other entities/parties involved in the real estate field such as banks, lenders, brokers, real estate agents and/or any other interested parties.
If a homeowner needs a new policy, re-new an existing one or wants to move to a different carrier looking for better insurance rate, an inspection is typically required. As a reference most of the time a 4 point inspection applies for homes over 20 years old.
